Septic Installation Polk County TX | Aerobic & Conventional

Planning a home, replacing an existing system, or developing rural property? We help connect property owners with independent OSSF professionals for the installation process.

Start with the property

The right septic system depends on more than the house plan.

A site and soil evaluation helps determine what kind of OSSF can be used on a property. The eventual solution may be aerobic or conventional depending on the site, soils, wastewater needs, layout, and applicable approval requirements.

In Polk County, a lot with a private water well needs at least 1 acre per septic system (versus 1/2 acre with central water). Near Lake Livingston, the Trinity River Authority may be the permitting authority instead, so confirm which rules apply to your lot.

Lot size is only one part of the planning process. Setbacks, the water source, usable disposal area, property improvements, and the approved system design can all affect where a septic system can go.

Useful information to gather

  • Property address or legal description
  • Whether water will come from a private well or central water
  • Approximate home size and bedroom count if known
  • Survey, site plan, or property sketch if available
  • Existing structures, driveways, ponds, or planned improvements
  • Any existing septic permit or system records
Before construction

Plan septic before locking in the rest of the site.

Evaluate the site

An appropriate independent professional evaluates the property and the information needed for the OSSF planning process.

Work through approvals

Plans and permit requirements depend on the property and the permitting authority. The provider is responsible for explaining the steps that apply to the job.

Install the approved system

The installer follows the approved design and required inspections. Livingston Aerobic Septic does not perform the installation.

Near Lake Livingston? The Trinity River Authority (TRA) handles septic permits for properties within about 2,000 feet of Lake Livingston. Inside that zone, septic permitting goes through TRA, not the county. See Lake Livingston septic rules →
